Dulles Trade Center West – Loudoun County, Virginia
Dulles Trade Center West is an industrial office park covering 106 acres in Loudoun County, Virginia. christopher was responsible for all land planning, civil engineering, surveying and landscape architecture necessary to perform and produce initial site constraints and opportunities analyses, various development options and alternatives, final infrastructure plans and necessary subdivision documents. christopher studied and developed a central stormwater management/ best management plan which meet all regulatory requirements in the most efficient and cost effective manner possible. The christopher team also created an on-site road network that insured adequate flow through the site for all types of anticipated vehicular traffic. christopher is providing services to developer Buchanan Partners for this project.
The site was originally zoned for general industrial use but christopher consultants worked with the owner to develop a land plan that provided flexibility to allow the owner to market lots to a wide range of potential users and buyers. As a follow-on service, christopher analyzed specific uses on various parcels and lots to maximize usability of all developable lands. The final engineering site plans, also prepared by christopher, then took into account the number of different user types for the site, insuring the specific needs of each were met in the most efficient and cost effective manner possible.
Dulles Trade Center West is conveniently located on Evergreen Mills Road, less than a mile from the Loudoun County Parkway and 2.5 miles from Route 50. The project is subdivided into lots ranging from 1.5 to seven acres that are available for development. Current tenants include Vernon Heating & Air Conditioning, Potomac Metals Inc, Inspiration Plumbing Company, Clippers Inc., and the headquarters for the Associated Builders & Contractors (ABC) Virginia chapter.
